Book the Park Hyatt Vienna if you want the spa, indoor pool and fitness room and don't mind paying for them; at $822 a night against $339, that's the trade you're making. The Guesthouse Vienna matches it on guest rating (9.6) with three times the review volume, and sits half a kilometre away near the State Opera. For most travellers who just want a beautiful room and a good bar, the Guesthouse is the sharper booking. For a full five-star wellness stay, the Park Hyatt earns its price.
The building was once the Länderbank, a 1915 Otto Wagner-adjacent banking hall, and Hyatt kept the bones: coffered ceilings, a central atrium under stained glass, marble columns rising through what is now The Bank Brasserie. The scale is civic rather than domestic, all limestone and brass fittings, with rooms that trade some of that grandeur for quieter, more contemporary Viennese furnishings in oak and cream. It draws an older, moneyed crowd who want the wellness floor and the pool as much as the address at Am Hof.
Guests who want a full five-star wellness stay, a lap pool and spa, and don't mind paying banking-hall prices for it.
A former Sacher family townhouse turned design hotel, with interiors by the Viennese firm BWM: parquet floors, brass detailing, deep leather chairs, and Bang & Olufsen sets in rooms that read more apartment than hotel suite. The brasserie and bakery downstairs fill with locals as much as guests, and the whole place has a clubby, unstuffy energy suited to a younger crowd who want design without ceremony, a few steps from the Opera and Kärntner Strasse.
Design-minded travellers who want a characterful five-star room and central Opera-district location without the wellness-floor premium.
At $339 the Guesthouse gives up the spa, indoor pool and fitness room that the Park Hyatt has, no small thing if wellness is part of the trip.
The Park Hyatt's converted banking hall is the more theatrical space to walk into, but the Guesthouse's warmer, more intimate BWM interiors are the nicer place to actually live in for a few days.

Nothing on our list that Park Hyatt Vienna lacks.
“For sure the best in-room coffee I've ever had.”
Guests at The Guesthouse Vienna come away happier, as reviews describe consistently friendly staff and thoughtful touches like free wine, with only one isolated complaint, whereas Park Hyatt guests note recurring gripes about cramped bathrooms and room furnishings.

“Wonderful hotel and personnel. Perfect place to enjoy and learn about Vienna.”
Exceptional service in all areas. The waiter exceeded all expectations by preparing typical Austrian breakfast plates and explaining them to us when we asked about typical breakfast customs. No better way to start the day.
“Nearly perfect - just one bad point”
The room was small but creatively laid out and well-furnished. The whimsical layout cheered us instantly. We loved that they supplied us with many free amenities - especially the wine that we could enjoy in the room or at dinner. There was even a coffee maker that ground actual coffee beans as needed. For sure the best in-room coffee I've ever had. Great location as well.
The only negative was a front desk person with a curt and dismissive attitude. Actually rude.
This is the second time we stayed in the Guesthouse. Still impressed by its location, well equipped room, friendly staffs, and wines in the room. We had a very pleasant experience during our stay. Highly recommend!
